BUILDING (STRUCTURAL) SURVEY
In the last 10 years I have visited over a 1,000 properties and issue full reports with 48 hours.
A building survey is a comprehensive inspection to suit a given the property.
It is suitable for all properties, especially listed buildings, older properties, or buildings constructed in an unusual way, and or those requiring refurbishment.
Major and minor defects and what they could mean, the possible cost of repairs, results of damp testing on walls damage to timbers – including woodworm and rot the condition of damp-proofing, insulation and drainage (though drains aren’t usually tested), technical information on the construction of the property and the materials used the location, recommendations for any further special inspections.
A Building Survey doesn’t include a valuation, but this can be provided separately if required.
Fixed fees, including VAT, are quoted and a property can be fully surveyed at short notice with reports issued within 48 hours.
Below is a recent note from a client purchasing a large dilapidated property in Putney:

Thank you so much, this is incredibly detailed. I really appreciate your time and effort here. I may have a few questions once I have gone through it properly - I hope that is ok.
In the meantime, I have sent across payment. Please let me know if you don’t receive it.

BOUNDARY WALL DISPUTES - Title (file) plans from Land Registry may not accurately represent the true ground positions of the boundaries.
The Land Registration Act 2002, under certain conditions, can determine the position of boundaries to avoid any future boundary disputes.
